What is a Self Build Mortgage?

Self-build mortgages are very different to traditional mortgages. A unique feature of a self-build mortgage compared to other residential mortgages is that a lender will only release funds at set stages during the project build.

Funds are released in stages to match the cashflow required for building your new home.  The staged payments will reflect the progress made to the build, and more importantly from the lender’s perspective, the increased value of the lender’s security.

Typically, funds will be released at key stages of the build, as follows:

  • Purchase of land
  • Completion of the substructure
  • Construction to wind and watertight stage
  • First fix
  • Second fix
  • Completion

Interest rates on a self-build mortgage are higher than traditional mortgages, to reflect the higher risk to the lender of the build project incurring cost overruns, being delayed, or at worst, not completing at all.
