At Dolphin Finance, we specialise in providing expert mortgage advice and solutions to UK expats and foreign nationals living all over the world. Whether you're based in Asia, the Middle East, North America, Europe, or beyond - we understand the unique challenges you face when trying to finance property in the UK from overseas.
Each country presents its own set of regulations, risk profiles, and lending restrictions, which can directly impact your ability to secure the right mortgage. That's why working with a specialist mortgage broker who understands the expat landscape is essential.
With years of experience and access to a wide network of UK lenders, we help clients in a broad range of countries find the right mortgage which suits their individual circumstances - whether for a new purchase, a remortgage, or a buy-to-let investment.
Your country of residence as a UK expat plays a pivotal role in shaping the outcome of your mortgage application. It influences which lenders are willing to work with you, the rates and fees you may encounter, and the overall ease of securing finance.
When assessing an expat mortgage applicant, UK lenders don't just look at income and credit - they will scrutinise your country of residence. In many ways this is the most important factor which determines whether you can secure a UK mortgage.
Your country of residence determines risk exposure, regulatory complexity, and the ease of verifying financial documentation. Some countries are considered 'safe' or 'low risk' jurisdictions, while others will trigger enhanced due diligence or outright exclusion.
With years of experience in this specialist area, Dolphin Finance can help source the right product for you if you are buying or remortgaging a UK property from overseas.
Our guidance is built on experience, not guesswork. We have access to specialist expat lenders that cover most countries all over the world, except certain high-risk countries. The following list is a selection of the most popular countries where we can advise expats. Speak to our team if you live in a country which does not appear in the list below for further assistance.
Most of our expat work sits in the Gulf, and it is where UK lenders are most comfortable. Salaries are generally paid free of local income tax, and the region's currencies are held at fixed rates against the US dollar, which takes most of the exchange risk out of the affordability calculation. The exception is Kuwait, where the dinar tracks a currency basket rather than the dollar alone. Residency across the region is almost always tied to an employer, so lenders pay attention to contract length and sector.
These four sit together because they share a lending logic, not a continent. Income is paid in sterling or in a currency held at a fixed rate against the US dollar, most residents keep a full UK credit file, and the documentation is close to a domestic application. These are consistently the most straightforward expat cases we handle.
Lender appetite is strongest for the financial centres. Salaries in Singapore and Hong Kong are well understood, and the currency in Hong Kong is held in a fixed band against the US dollar. Elsewhere the questions change: in China and India, restrictions on moving money out of the country mean the deposit needs planning well ahead of the purchase, and in Japan and South Korea the lender pool is narrower. Moves to Australia and New Zealand are often permanent rather than a posting, which changes whether a UK purchase is treated as a future home or an investment.
Most income in Europe is paid in euros, which UK lenders handle comfortably, and salaries in Switzerland sit at the top of the range. The complication since Brexit is residency rather than money: UK nationals now hold residence permits rather than an automatic right to live and work, and some lenders ask to see them. Moves to Europe are also more often lifestyle choices than fixed-term postings, which changes the reason for keeping a property in the UK.
Residents of Canada are well-trodden ground for UK lenders: a stable, freely traded currency, documentation that verifies without difficulty, and a large British community. The one recurring issue is credit history, because a credit record built in Canada does not transfer to the UK, so keeping UK accounts open matters more than the strength of the local file.
